Attic Air Sealing

What it is, and when it is the right call

Insulation slows heat moving through a surface. It does nothing about air moving through a hole. In most houses the attic floor is full of holes: open stud bays, plumbing and wiring penetrations, recessed light housings, duct boots, and the hatch itself. Warm air escapes through them all winter, and hot attic air pours in all summer.

What you get

Why sealing comes before depth

Adding insulation on top of an unsealed attic floor buries the problem instead of fixing it. The air keeps moving, it just moves through more expensive material. Sealing first is what makes the insulation perform at its rated value.

What we actually seal

Top plates where interior walls meet the attic, plumbing and electrical penetrations, flue and chimney chases with the correct fire-rated material, duct boots, dropped soffits and bulkheads, recessed light housings, and the attic access hatch, which is often the single largest leak in the house.

The winter symptoms this fixes

Ice dams at the eaves, frost on the underside of the roof deck, a cold draft falling down the stairwell, and a furnace that runs and runs without the upstairs ever feeling warm. All four are air leakage symptoms, not insulation-depth symptoms.

The summer symptoms this fixes

An upstairs that will not hold temperature no matter how long the air conditioning runs, and a utility bill that climbs faster than the thermostat setting explains. Attic air in Las Vegas or Phoenix routinely passes 150F, and every hole in the ceiling is an invitation.

Documented, not assumed

We walk the attic and record what we find before quoting, and we show you the penetrations we intend to seal. You get a written scope, not a flat "air sealing" line item.

Where we install it

Attic Air Sealing across all three metros we serve. Climate changes the specification, so the scope is not the same in Buffalo as it is in Phoenix.

Frequently asked questions

How do I know if my attic needs air sealing?

Common signs are ice dams in winter, an upstairs that will not hold temperature, drafts at ceiling fixtures, and dust streaking on the insulation surface, which shows air is moving through it. A visual inspection confirms it.

Is air sealing worth it if I am already adding insulation?

It is the part that makes the insulation work. Sealing and insulating together is the standard order of operations, and doing the depth alone leaves most of the savings on the table.

Will sealing the attic make my house too tight?

Attic floor sealing separates your living space from an unconditioned attic. It does not seal your home off from fresh air. If a home is already very tight we will say so and discuss ventilation.

Can you seal around recessed lights safely?

Yes. Older non-IC-rated housings need specific clearances or an airtight cover. We identify the fixture type first and use the method that housing allows.
